What about drive approaches, parking lots, site lights, landscape, irrigation, etc.? 

Multifamily doesn't need any more pressure/demand since cap rates can really get low when too many people pile in, but I have to say that commercial real estate (including large MF) and other types of passive investing (mobile home parks, storage, etc.) can really make like much easier.

This is what wealthy out of country (many Chinese) who already made lots of money elsewhere do- they like to park their money in class A or B condos.

I am talking in general, especially for investors successful enough to park a few hundred k not leveraged at those returns.  

As long as the location was in the path of progress, and the units themselves had already or the ability to add features like off street parking, in unit laundry, etc. 

I toured some apartments in August and there were multiple uhuals parked out front.

Still park it & be ready bid side until the opportunity comes.

However, these costs can often be added to your property's basis, which helps reduce capital gains tax when you sell the home.Once the property is officially a short-term rental, subsequent repairs and maintenance would likely qualify as deductible expenses. 

Start an RV park.
