I would look for a SubTo or owner carry property.

I decided not to fight the situation. 

After years and years of being frustrated by how tough it is to find honest, communicative contractors, I decided to start a Handyman/contracting business.This is NOT a solicitation.My question is – What are Property Managers / STR Owners / Investors looking for when they need a handyman and how are they finding them?

The current owner has to dig the floor out and replace the floor to meet spec.  

After some additional research we have decided to focus on the aforementioned markets, but I will keep you in mind if we decide to look at Columbus more closely in the future. 

Common problem, no easy answer:(We try to allow our owner clients to arrange their own maintenance, but have learned the hard way there MUST be limitations:1) They can't hire our people!

Later on, if you decide to open a business account, you can typically switch the account for your loan payments without any issues.

So, we decided to ride it out and go through the legal process.
