Your son is likely paying more than the property is worth, by definition, as the seller would almost certainly prefer a similar offer that was not subject to.

Tenant buyers that put a high option fee have almost always exercised the option and purchased the property. someone puts 50k towards the option I suspect that has a high potential to convert.. someone that does 10k much less..

Waste of time, huge room for error and zero reason for a customer to do this.....any Contractor worth his salt will have better pricing/quality/selection on the big stuff and will have guys on his crew that can do those dreaded 'parts runs' for the little stuff.

Once you go above $125k/unit you start to get into the high end areas that won't have very good rent/price ratios and are under the 1% rule mark for turnkey stuff.Neighborhood wise in the city the "East End" is where the most expensive real estate is since that's where the universities and a lot of the hospitals are located.
