I'd consider something with a longer manufacturer's warranty because they should last longer probably because they have a better anode rode to sacrifice and protect the tank. 

DSCR cashout refi is probably the best option for a combo of speed and good rate/pricing, but a lot of DSCR lenders will balk at mobile/manufactured homes.

If your plan is to sell it, generally it is a bit tougher for buyers to get financing to purchase a manufactured home than it is to purchase a modular.
