Cardon podcast, but he had a story about a competitive offer.In his case he did a video of himself explaining who he is and why he wants to buy the property and what he plans to do for it.He also added that he was going to catch a red-eye coast to coast flight to mee with the seller the next day.This was a big property, so I wouldn't add the red-eye part ;>))Cheers,Buddy

Leaving the first or second floor open could be a good selling point as tenants usually don't like to make the move up and down a flight (or two) of stairs.In addition, you will likely hear less noise below you as opposed to above you.You can sit up top in your ivory tower and control your property!

@Brie Schmidt I usually track the Median Income to see if it can afford the Median Home Price in an area and once that's out of reach I've noticed a flight to Condos from Single Family houses.
