I currently live in Butte, Mt but plan on moving to Phoenix, Az for 6 months out of the year.

I’ve been starting my research by seeing what is being bought and what is on the market, and live nearby so would like to check out neighborhoods, but am wondering which neighborhoods I should invest in?

I now live out of state, but I still have a 4 acre property near the crossroads (on 111 & near 77) in Lavaca County, TX that I need to do something with.

If you're going to live in it for a bit and fix it up you can adjust accordingly.

Additionally, young adults are living together with no intention of marriage.  

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it. 

I live in Lawrenceville, GA and am beginning my first house hack, working to purchase another property by the end of the year. 

These type living arrangements are primarily short term until user circumstances change

The alternative is to go with a single-family home, live in it for about 1.5 years, and then purchase another home while renting out the first one.

or just explain as in a demand.it this 40k gross or Net.average rentals these days produce either negative cash flow or 100 to 200 to 500 a month positive depends on how much you put down. if you pay cash much higher.but lets do average 200 month positive and lets say you meant to ask NET cash flow to live on. then you need to take 40k divide by 200.00 and there you go you need 200 doors .
