For anyone who’s invested in the Blue Ridge area, I’m curious to know what occupancy rates you’ve seen (based on your property). 

I will try the list way (it is almost free and I still have a small marketing budget) but if I turn black and blue from all the cold calling I'll definitely consider the website!

It's a pretty modest/blue collar area. 

But I bet that cool Smurf Blue body paint you have costs plenty. 

@Jim K. had to unlearn blue-collar poor upbringing of, "get a good job and work hard to be successful".Parents meant well, but had limited education and they grew up poor working in factories. 

Personally, I've been investing more than 50 years and never looked at the demographics for a neighborhood one time because I always felt that you need more personal knowledge about the neighborhood e.g. whether it is blue-collar working people, whether it infested with gangbangers, what the ability to increase rents is, etc. and the only way to get a good feeling and understanding is to personally visit the neighborhoods in the daytime, evenings and on weekends because weekends and nighttime is when the bad people come out like cockroaches.

@Angelo ProtoSome of the top vacation markets I hear about often are:-Pocono Mountains of Pennsylvania-Catskills and upstate NY-Tennessee - Gatlinburg and Pigeon Forge-Shenandoah Virginia-Blue Mountain region of Georgia-Many Florida marketsIf proximity to home are important, the top two may be of benefit to you.

It does not have the pink undertones often seen in beige or the blue undertones in grey.

I was figuring on painting everything and laying all new floors as it has some ugly blue 80’s carpet in it.
