It was forty minutes from my house, next to the beautiful Golden Gate State Park, fifteen minutes to the casinos of Black Hawk, fifteen minutes to the quirky town of Nederland and twenty minutes to skiing.

I have a plan working with a friend who owns an insurance company to guide me on a solid policy that protects me with errors and omissions, legit insurance business owner whom I've had car insurance with at one time and introduced me to the CPA I've been using for a little under a decade. 

At this point we haven't gotten a legit VRBO reservation in about 2 months.

Actually purchasing the property and then making a profit makes you look 100% more legit and also the profits are usually more than what a flipper will give you an assignment, so why not do it?

The loan insurance company seems legit.

One owner is a wealthy casino owner who collects land and may consider selling but for way more than its worth.
