Hi Dean, how much did you really leave up to your property managers after purchasing a home when looking to scale? 

As you probably guessed from the unpaid rent, the tenants did not leave a mail forwarding address that I could serve them court papers at. 

Number 2, a lot of wholesalers forget that building a business is a long-term thing and they get greedy leaving no room left in the deal, #3, make sure you've disclosed evertything to all parties.

Then just ask: Hey, since you moved out of state I was wondering what your intentions were with this house.

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

If someone came to me looking for money and was trying to invest across multiple asset classes as different as the ones you are interested in, that would leave me extremely weary.

There North Carolina purchase leaves me scratching my head. 

If there is a tenant in the property expect that they will likely leave within 6-12 months after you purchase so you can expect to do a rent turn and budget for that.

Or simply just leave it in their name?
