A fruit tree doesn't add value to the rental market but it does add value when flipping.I had a tree filled with berries here in NYC and that was my flip property, it looked beautiful and made the backyard stand out as a selling point BUT it was a mess because birds would plucked them off and while they were flying off, they tend to drop a few on the driveway so yeah it was a everyday cleaning mess in the spring but I was selling the property so the new owners didn't need to know that.

@Matthew Berry Cost of living, supply and demand, taxes, insurance rates, and labor laws all have a big impact in my neck of the woods.For rough-ish estimates there's still nothing better than previous experience, combined with Homewyze, and multiple bids.I'm not terribly happy with what's out there, so I'm building my own.
