A fruit tree doesn't add value to the rental market but it does add value when flipping.I had a tree filled with berries here in NYC and that was my flip property, it looked beautiful and made the backyard stand out as a selling point BUT it was a mess because birds would plucked them off and while they were flying off, they tend to drop a few on the driveway so yeah it was a everyday cleaning mess in the spring but I was selling the property so the new owners didn't need to know that.

We kept the walls, as they are the original walls when it was built and are made of juniper/cypress wood.

Since I live high in the Rocky Mountains, I have a year round supply of water, food (deer, elk, fish, wild berries, etc...).
