So thats the reality from my point of view I made a business out of this for many years and my dad made a business out of this in the 70s through the 80s so lots of experience at it. 

I don't care what kind of business it is, STR, Hot Dog stand, any biz I am NOT paying 8X annual gross revenues, no flippin way!

I just don't know where to find a private lender as anything I have googled looks to be for businesses or a scam. 

(As I navigate my service business, I've realized that there are more lucrative avenues available.

Scaling from 8 to 20-30 flips per year requires a strong financing strategy, and business funding can be a great way to access capital without it reporting to your personal credit.

Your new place should turn into your new business location as well. 

With 25 years under my belt in construction and corporate environments, this is not the way you do business.

I worked as a firefighter so I got the building construction from that background and then the transaction and numbers I got with working within/alongside investors that were in the business doing the stuff I wanted to do.
