My biggest issues so far is that they have had some labor issues on the maintenance staff but this is everywhere and i believe will work itself out in the coming months. 

Sometimes you need to talk to a higher level staff member, as opposed to whoever it at the counter.

I can't imagine trying to turn it into a full time business unless it is the way that @Don Konipol described it (i.e. volume, lots of staff, good processes to identify and claim funds, etc.).  

But your Team handed you that lead and need's there 50% split to keep the staff employed and developing lead's to hand you.

I own a small real estate brokerage in CO and I'm also looking to start a mortgage company or at least having some staff members licensed as loan officers. 

For example, is the "adult staff member" licensed?

I built up a big management operation, didn't like the overhead & babysitting of adult employees, so I asked myself "How can I continue to build a big business without taking on more staff?" 

I thought perhaps a consulting service would introduce some measure of impartiality since its ostensibly an open architecture/'free to choose' environment.
