They seem high.

What are your thoughts on the market now, post-covid and with rentals/prices at a significantly reduce price from last year?

Kitchens, flooring, windows, doors, etc.? 

I was told that a ground-floor condo are better than a second floor condo ( If there's no elevator and Stairs are present).

In 2022, we had guests with dogs that scratched the floors (repeated scratching of the floor that they do, when they want to go outside) in front of the patio doors. 

No, he's not an architect, he drew all designs, floor plan, site plan, etc, and we had a structural engineer design his part, and paid an architect to sign off on them.
