Now, that's not the same as listings going down, just that the growth of listings is slowing, but it does show the trajectory is changing and I think growth in short-term rental supply and growth in STR demand are likely to balance out as those quick-cash-seekers from 2021 and 2022 sell or convert to MTR/LTR.The numbers haven't changed yet in Colorado, but if you're in this for the long haul, then I think those low Airbnb numbers are likely to turn around in the coming years. 

I assume metal roofs in general are more expensive so thats why builders, flippers, roofing companies push them because they are better for their margins, but if you are planning on holding the asset for the long haul I have to think metal is going to last way way longer.

@Alex Clark when deciding on a state other than your own I would look at the trends to see where people and companies are moving to. you can look into the stats of one way U-Haul rentals.

@Joe Villeneuve Block Buster, Toys R Us, Sears, Kmart, and Borders all were corporate guarantees with solid credit at one point in time.

I've been toying with the idea of scrapping the building and starting fresh, creating a six-story building with at least six units, one per floor to rent out.

Even so a couple weeks sounds fair if it is a hefty turnover with a full week of work for full repaint and a trash haul. 

I have also toyed with the idea of building true generational wealth and ruling from the grave where I scale to a larger amount of houses in a family trust and pass the income to my heirs in perpetuity.
