If you are interested in North Alabama in general, Athens and Harvest might be better options right now, but I don't think there is too much inventory there either (but I honestly don't know, as I don't have any property in those regions). 

If I can get thru this with all my payments being kept up and the only hit to me is a new loan/debt of say 200k at 3.75%..... guess what, I'll be tickled pink.

Good for you congratulations, lots of information that is irrelevant here but... potentially can afford a home little over 800K, now the questions will you qualify for a loan ... hypothetically your wife might not go back to work.20% down great, reserves for closing costs, appraisals, moving costs, new furniture, and any fixes needed the wife would like -(pink or blue nursery)?

They are trying really hard.Yellow card, pink card, yellow card with a picture on it, blue card with doodles on it, pink card with content "A", pink card with content "B". picture on the card, printed letter, hand written letter... they try everything thinking there is a magic combination that somehow depends on the market location..

I sold stocks in January 2020 for gains that I'd put into OZ, and yet could harvest some losses now in March to enjoy the benefits against next year's gains!
