Stairs come from a room with hardwood floors and lead to a hallway with harwoods.

I am in the middle of a duplex rehab that has hardwood throughout, however I want to put something more durable in the bath and kitchen.

I'm in the process of refinishing the hardwood and updating the bathroom, then just tackling some minor cosmetics before moving in.

its happens we just got two new construction homes that were finished hit.. they took stoves and micro waves and ruined the brand new hard wood floors.. it was turned over to our insurance.

But I would NEVER but granite and stainless steel in the kitchens of my rentals.I would never put real hardwoods in.. my rentals are not in high end neighborhoods.

Keep it simple and renovate them just how you would any other rental unit (paint, appliances, hard wood floors) basic things that you can get from Home Depot. 

We recently removed the wall between the kitchen and living room and discovered hardwood underneath the carpet and linoleum.

Other minor cosmetic work may include new light fixtures, switches, and outlet covers, carpeting removal and shiny hardwood floors.

Which leaves me to do the repairs inside - refinishing 2200 sq ft hardwood and concrete floors, repairs to 2 bathrooms and gutting a 3rd, as well as lighting, entirely redoing the kitchen, painting walls and sundry others. 

Any of these are fine to be laid over a slab.IMHO:  Carpet, laminate and hardwood should not be used in a bathroom.
