This is the list to not invest in without extreme careful attention to detail.Don't go where the masses are going.

Since I have a lot of grey hair, I tell it like I see and will tell you what I think is best regardless if it falls on willing ears or deaf ears.  

But it is a heck of a lot of incentive to do whats BEST in interest of a Landlord, which is getting high quality tenant with low occurrence of issues that operates on cruise control of consistency and quality care of property, for a duration. % based, it's just about getting bodies in and keeping them in, and that's done by taking the first most desperate trash off the street who says they'll pay. 

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

But we don't know how it works for the tax implications of that for the hairs...Or would a trust be better? 

There's too many investors who are front page news in Northern states re CFDs gone bad and Texas where lease options went bad and the state enacted buyer protections...Take care to all.   

I buy deep though, and don't seem to care to budge on my bid given the scope.

If you don't have money set aside for emergencies then you should tread carefully.
