If you can do everything in your power to come off not as if you want something from them and you are casually speaking , the less guarded and more receptive they become.

I know some people split their lending between 2 or more banks... probably to safe guard this situation.

My guy Troy is there every day.X  Coast Guard  martial arts expert and like you can strike up a conversation with anyone.. then his lead guy is the no nonsense Marine no one is going to fool with him  LOL.. these areas are tricky.. 

We do have simplisafe which might have failed to ring.My idea is to have a security guard who can be present at the property while no one is working there.
