That included gutting to the studs, joists, re-plumbing everything (tub and toilet were re-located), re-wiring, insulation, moisture-resistant drywall, new window, new basic tub, subfloor, underlayment, fairly cheap tile on floor and tub surround, sink/vanity from lowes, basic toilet, paint, etc.

I look for pictures (my San Antonio inspector actually runs a fiber optic camera down the vents to look for breaks that may cause trouble by dumping heat or moisture between walls or in other places that I don’t want) and descriptions.

I concur,get a dehumidifier.we have those run all day long up here when its 20 below,,,its called a furnace,,burns moisture out of the air like mad.

-make sure all your a/c vents are propery sealed. this helps reduce drafts, moisture, dust, pollen, and noise.

I used a trash grapple to gently remove the bats, a respirator and broom to remove the guano.

Remove the source of moisture and you’ll remove the mold, simple as that.

so gently helping them move and paying can be and advantage to you.. plus they don't destroy the house on the way out..

The moisture could have been coming from a few different things so I opened up the ceiling and it was condensation on the hvac pipe.
