Found that the cement on a side patio sloped significantly towards the house which caused some leaking that we didn't see and a hazard in winter with freezing over.

Today there is so much out there--just absorbing it all could take years.It is like when consumer products firms realize that past a certain point, giving someone too many options or choices produces the wrong result--they don't buy (think 25 kinds of ketchup, buyer just freezes up)...I love websites like this, but sometimes they even add needless complexity (some times with good reason and sometimes not) so this a good chance for the experienced 10% to inject simplicity.

I have security monitoring through a company that uses the Qolsys IQ Panel in conjunction with Alarm.com, and this works as a Z-wave hub for multiple products including security, wifi thermostats, electronic locks, lights, smoke detectors, carbon monoxide, freeze detectors, and more in the future I'm sure.

I've seen stickers with Feb or March on them, and there was clear signs that the plumbing had already been compromised by freezing.

The advantage of this setup is the logistics and convenience (all done with the same lender), plus the fact that the re-finance amount is based on the ARV of the property (not the initial loan) and can be re-financed immediately (no freezing period).

Keep in mind some things won't show themselves for awhile, a house usually gives up most of it's ghosts in a 1 year cycle, this allows it to go through the seasonal changes of moisture, expansion and contraction and tear itself apart where it needs to, tile floors will show cracked grout within a year, letting you know they weren't installed with proper underlayments, drywall will crack at doors and windows showing the house movement do to soil getting wet and drying out where it shouldn't, the basement will get wet showing you where the freeze thaw is effecting it, paint in bathrooms will show mold in a year showing you that the flipper didn't vent exhaust fans properly and the list will go on and on...
