@Amy LuAs folks pointed out on your other thread, 242 gallons per hour is just 4-gallons per minute - an older toilet uses that much per flush.

I always like to do a little incremental updating and stay on top of things on a new purchase while the tenants in there, that way there's less to do when they move out. a new vanity and faucet is just a couple of hours work, and inexpensive and will do wonders to update the look.I like to buy slightly higher end faucets while on sale to have in stock for just such a situation. also if it's a older toilet that uses 5 gallons per flush I always replace them with a new toilet that I also buy on sale usually $100.00 or so but saves a ton on water bills.

Then if you are more flush with cash and want to pay off the loan faster go for it - that will limit your cost from the long-term loan perspective.

Case in point was my Lawyers advice that my ex and I 'could not each make a settlement payment to each other' Our situation was this;I owed her about 20K to settle paying her back for part of a small inheritance she had received but was used on a joint asset I was fairly flush with cash that was NOT in retirement accounts since we had just sold or marital home that was paid off.I paid her 40K in cash (20K more than I owed her) and in return she transferred to 20K or her retirement account assets.
