@Samuel Coronado - cash flow on new builds here right now is fairly non-existant without putting more than 20% down. 

Its not as easy but once you are up in running you are building a brand, equity in your business, and also constant flow of leads.

Since you’re already networking and have some good realtor contacts, focus on narrowing down your investment strategy (like buy-and-hold or house hacking) and target markets with solid cash flow potential.

I cash flow them to buyers on lease options with a hefty option payment up front to me.
