The limit on scaling is your deal flow (mine never was that good) and time it takes to perform the value add (I got fairly quick for example, my last rehab did all new plumbing, electrical, and flooring.  

Get on the ground floor and start leaning.

If youre saying condos are trading at $220 a square foot....Id be planning on a value of $110 per square foot on a co-op.

We plan to renovate it ourselves and turn it into a 1200sq ft 2/1 to STR.

I’m just currently in the planning phase to see what the best path going forward is.
