And the bondo patch on it is still holding...If you use a sulfuric acid based rust stopper don't use a foam sponge to apply it- use a rag.

One other item to (politely) hit your neighbor over the head with is the fact that a tree's roots will continue to grow for months AFTER it is cut down.Suggest to your neighbor to have a sewer service use a cutter blade and clear out his line, and then use an acid wash on a regular basis to keep the roots from overgrowing his sewer.

Boric Acid (which is in powder form) works well, spread under appliances; under new base cabinets at install; in the wall voids whenever you open a wall for repair; under carpet pads and around the perimeter of rooms before base trim goes on; inside base cabinets toward the very back; and other fairly inaccessible and dark places you can find.
