Looking for water heater placement advice

Hi all.  I'm currently in the process of moving a water heater from the kitchen the hall bathroom in my property.  I'm also changing from a tank water heater to tank-less.  Does anyone have any advice about how best to position and design around it.  The washer and dryer are already located in the bathroom so it feels like there is a lot going on.  Attached are some pictures of the area so you can get a better idea.  Thanks for the help!

I'm curious to know why you are moving it? The kitchen isn't the greatest location but the cabinet is custom built for it and you already have plenty of storage space in the kitchen with that large pantry. The laundry in the bathroom isn't ideal, but it's not a deal-killer, either. Laundry in the kitchen or split laundry are the biggest gripes so at least yours is a decent location and together.

Unless you can demonstrate a dollar value to this move, I would leave it.
