You don't know the area, have no ability to lay eyes on it yourself and it's not easy.

The market is moving, people want to own real estate, and buyers are out there.It all comes down to marketing and pricing.If your product isn’t moving, it’s time to reassess: 1) Are you getting as many eyes as possible on your product?

And ask if interested in picking up more, because as you said your looking to do more so if there looking you'd love to help keep any eye out for what there looking for. 

This was super eye opening as someone planning to build an ADU in Orange County, CA.

You have a ton of say about what goes on in the property that allows you to keep a close eye on the home and those in it.

I had an issue where someone spray painted over a fake camera in plain view...they didn't know I had a trail camera keeping an eye on that camera.

In contrast I can keep an eye on my Bay Area properties, try to do a minor repair myself, etc. 

Make sure to keep an eye on property management and maintenance to maximize long-term value.
