Find the market with the best market appreciation over the hold period and you will have found one of the better cash flow markets over that hold period.As for the forced appreciation….  

You absolutely want to be concerned with this.I would just argue what you're concerning yourself with today may be totally different in that 10-20 year period.

typically with seller finance there would be some period of monthly payments and then a balloon where you pay off the balance in full. 

I never made more money than that time period.

I bought about 65 homes over that two year period.. did very well.. 

If you are willing to do this over a long period of time, this can be a great strategy, especially in a low-inventory market.

This would typically occur only if you are over extended.  

For what it's worth, I went through 5 different property managers in 2 different markets (one local, one out of state) over a period of 5 years, before deciding I would self-manage everything across both geographies beginning last year.

In Florida most of our compliments are of the outdoor amenities (pool, heated pool, spa) etc.We have a discount on Helix mattresses we extend to our clients and have been getting quite a few compliments on the mattresses.
