It's a smaller, family-friendly community that draws a ton of repeat vacationers (families will book the same place year after year). 

I would also check median home prices vs. rent potential, landlord-friendly laws, and supply vs. demand trends.

I have been to Rod Kleif events, I now Micael Blank and Dave Lindahl students, I am even friends with a coach for Apartment Educators. 

I have a friend that owns over 60 rentals in his personal name and he's never been sued.

Baltimore is too tenant friendly!

They often think they're getting a good deal and tell their friends they got a good deal, when they really left money on the table unknowingly.

I have several close friends who specialize in audit representation so especially in the wheelhouse of real estate audits I get a good amount of feedback on trends. 

For the layout and having 1 bath 1 kitchen each, I am guestimating the repairs maybe 6k each unit if I did not do it myself/with friends since I have plumbing experience.

my last post on this subject.I ran into a small company  6 folks involved  boy friend girl friends  they read rich dad book then went to a guru presentation and learned about wrapping notes which of course is the bizz model your talking about.
