Our tenant would have a key and could assist people in through that entrance if needed.We closed, and at closing the developer signed a contract to install a door and escrowed $20,000 in the event they did not end up doing it.

in my experience doing this in Vegas - the gross rental income is about 50% higher. 

So not much advice, but feel free to experiment and ask your guests to give you feedback. 

Obviously if you go this route you need to be very attentive and make sure to zero out the credit cards as the promotion ends.  

In NC, if you don't do things by the book, it can be so much worse in the end.

I did not invest in the above noted deals so I cannot comment on the structure or management but just highlighting in general where I am guessing some of failed deals may end up.

The lease ends in December and I will not renew.

By year end I will tackle a MF, value add with my son that would be sweet if we can swing the coop/tic (handling the finance challenges is the hurdle) so he ends up with a unit at below 50% of retail.
