I’m looking for advice on the legal aspects I should consider to protect myself as a landlord.

I like the new construction aspect of this investment strategy, but I agree that it's risky.

Of course I keep entities separate in all legal and financial aspects. 

Every aspect of real estate is syndicated from ATM machines, farms, to multifamily to debt funds. 

“Free Lunch” Aspect: Essentially, REPS does provide a “free lunch” in the sense that you can use real estate losses to offset active income now and still have future gains taxed at favorable passive rates.

Energy cost affects every aspect of our daily lives.  

I know a lot of the TK sales organizations glossed over this aspect years ago but everyone of them has a license these days..

On line platforms make the marketing, administrative and organizational aspects of syndication about 1/10 as tedious as before.  

I actually believe the complete opposite because of several different life experiences.I just encourage EVERYONE to do their own research and think long and hard about every aspect of carrying or not.

Also, with QBO, it is seamless to hire a bookkeeper to deal with the bookkeeping aspects of it since they can do it remotely from anywhere.
