This is a bit of the problem with suspending evictions because while you help out the good people on hard times you empower those who were going to be evicted anyway, because this is a loan you'll need to foreclose, and nobody really knows how that will go in this day and age. 

The court would also find that if the creator of the contract were an independent person, the IRA would have no reasonable expectation of upside because no independent person would do all that work (e.g. – find an excellent deal, gather a list of buyers, etc.) for nothing & contribute that work to someone else’s IRA for nothing.In short, such transactions would be deemed bogus (“no substance”) and disallowed.Ditto “Magical Option Contracts”.
