I am in DC so similar market to NoVA...

I also live in NOVA and I find the market very expensive for my budget so I analyzed couple other nearby markets (Baltimore, Harrisonburg and Richmond) and decided to focus on Richmond VA.

I'm also based in Washington D.C metro (NOVA) and I have a similar goal to acquire my first rental property by end of this year.

I am looking for a legit private mortgage or investor, I have a house owned since 1999 NOVA SUBURB OF DC in great shape almost $400k in equity, I need either a no doc six month second of $50,000 or a  six month sale/lease back so i can take equity out to relocate.

@Fellipe Novaes Well I saw Birmingham on the top of list as the cheapest cost of living.

Im in NOVA as well, PBMares is who you want.

I know because I see them on Meetup.com, but I'm sticking to NOVA. 

I've been interested in markets out east (Nova Scotia, New Brunswick) or possibly somewhere in Alberta, as the purchase prices seem to be much more attainable for a newbie, but again I'd love to get some insight form more experienced investors!
