I'd be on the fence. 120k does seem high for that much in rent and unless you are expecting price increases, it may be worth a second thought, especially if you are not too keen on the nieighborhood.

Worst case scenario they'd need to evict a non paying tenant which most builders are not very keen to do.

@Jackie PaugamIn general, the BP community is not very keen on these type of seminar/programs.For $38k you can purchase one or multiple properties totaling about $190k (20% down payment).
