Now I won’t replace for each tenant but if the tenant takes care of the place like they should it won’t need to be remodeled at each turn over just a good cleaning and maybe some paint.I would rather keep the business relationship strictly business and donate and give back to charities and people in need.

Hi Jim,This might seem harsh but,If the females future bothers you, say a prayer for her and make a donation to your local No-Kill Shelter for Animals--She's an adult and can fend for herself--and you have a business to run.It's best to not get interpersonal with the renters--they ALL have some problem or another--they are Adults and will have to sort them out for themselves.Â

You will need to figure out your exit strategy - either sell the properties or donate them to a housing-related charity that is more prepared to provide this type of help.An obvious takeaway is that you cannot care more about someone's ability to keep a roof over their head than they themselves care.

Had to re-plant new trees as well as make substantial donation for each missing tree to a City sponsored tree planting program.All said and done, it was worth it to me but it is quite painful to be held responsible for stuff the previous owner did over several decades. Â

Searching local records, I see that in 10 years, only one property has not been redeemed, and it was donated by the purchaser as wetland park space.
