I would like one day that they sell washers and dryers that has built in Apple Pay or Google Wallet capabilities, and all a tenant has to do is to wave it near the washer or dryer and press their finger onto the Touch ID and I get paid as the machine unlocks for 1 load.Or may be I know what the tenants like to drink and I set up a vending machine that pour their favorite ice cold beers from dispensers and I get paid online and the Touch ID knows if he/she is over 21. 

I am looking at purchasing a refrigerator (with ice maker) and am debating whether to get one with a water dispenser.

I assume we would have to form a formal partnership, put income into the partnership and then dispense cash out to each other each month or let it sit in the partnership and grow for the next purchase.
