@Chris WinterhalterI went looking for an "after" picture only to discover I did not take any ... and we are still using before pictures in our advertisements {not sure how that slipped by}.

They are different depending on the brokerages (they differ remax office vs another remax office) with that being said I believe discovery has the lowest fees .

There are 2 types of disclosures patent and latent Patent disclosures are one that are obvious to anyone who view the property These type are usually disclosed on the mls listing.Fire damage,mold infested,chinese drywall,illegal conversion,etcThe latter type of disclosures are disclosed,if you have or had  knowledge of  during the due diligence period after an offer has been accepted .As a buyer you also make your own discoveries after an offer is accepted and then use both latent discoveries in your negotiations

You also need to provide copies of any lead paint docs concerning the property itself, ie lead paint discovery and remediation.Of course, you need to get signatures from your tenants to confirm they received these docs.

Then within a prescribed time if the conditions of the unit were worse or had other problems upon discovery you could then take some or all of the sellers holdback funds in escrow.Remember once a seller closes and gets all the money they vanish most of the time....... : )Doing hold backs and other procedures helps keep them honest and not play games.
