@Dave Madoch Without knowing your price range, areas that you're most likely to find affordable multi-families within the shaded portion of this map are towards the west(Logan Square, Avondale, Irving Park, Albany Park) and North(Lincoln Square, Edgewater, and Rogers Park).  

I plan on staining a darker color. 

Go with a darker shingle.  

One is refinished (family room) and darker ones are the allure flooring in the kitchen.

Lighter medium or the darker high-end looking.

I don't want people putting up their own rods or window shades because they often do such a poor job that they ruin the corners of the windows.  

Due to the number of trees and lots of shade, grass has a hard time growing in many places.  

The would-be burglar did a little bit of damage ( broken multiple screen shade covers for windows, pry marks on Arcadia sliding glass doorframe and a cracked Arcadia sliding glass door). 

It really sucked, lol, not throwing shade but c'mon.
