I would guess that 99 out of 100 on here - including yours truly - know just enough to be dangerous

Regardless if they invest in a high cost market or a low cost market, I recommend they concentrate on total return and place less focus on the source of the return (as long as they are not over leveraged and in danger of default).

however to follow up with the dangers of undercapitlaized investors or companies deploying this strategy.

I don't think it's a trend, I think it's the reality of the population explosion.

If you're going to use it to generate leads for your "investing club" I'm going to put the dangers and risks close by so at least the small investor you're pursuing for these ventures knows there is more here than meets the eye. 

You want people to happy in their abode but this is too much, dangerous, and a nightmare to deal with on move out.
