I would imagine many as is sellers would rather concede a buyers credit instead of seeing the sale fall through and having to disclose the defects that were discovered.

Not likely.I do think it's really great you're trying to make this work and figure out your options - that's a good trait that will serve you well in real estate, but once you get to a certain point you need to concede and say "yea, okay this isn't worth it anymore."

I would think sales prices above list price indicates a frenzy or panic whereas below list means sellers price aggressively and concede a percent or two in negotiations.

However I will more accurately concede your point if you trade me the volatility of stocks for the logistical nightmare of having to have a fire sale on your residence or  evict your renters on a foreclosure when your ARV dips during a downturn.
