The boot camp is great for anyone looking to become an operator in the space, although it’s also a good general overview over the course of a weekend (I believe it’s Friday Night to Sunday Night).To address the @Marty Sellis comments – we were a virtual company up until about a year ago, with employees around the country.

@Michael Plaks comments in this recent post on making sure the person you hire understands real estate sounds really relevant to your situation.  

I have seen some properties on MLS that I contact my realtor and they may know right away the reason it isn't selling from showing it previously, or they can review the realtor comments that aren't viewable by the public on MLS.Other potential reasons I have seen properties listed on MLS for a long time. 1) Some investors may not be comfortable inheriting existing tenants.2) It may be it is a class C neighborhood. 3) Structural issues.

FCI only comments I have heard is they nickel and dime you to death.

Seems like many of the apartment syndicators moved to ATMs, then Car Washes, now pitching Oil and Gas Drilling programs.Who can comment if these are hitting their numbers?

But as the previous comments have stated, this is nearly impossible in the greater LA area, and almost impossible to cash flow anyways.

I know it’s not a super helpful comment for your end goal but my wife and I are looking for a second rental in Virginia Beach if you were interested in freeing up some funds for your Pittsburgh expansion.
