I have seen other people charging linen fees and admin fees.My cleaning fee is a little higher that the cleaners charge to cover consumables and minor replacements.

I wouldn't pay cleaners to do other tasks, unless it has to do with cleaning/linens/restocking/laundry.

This may involve ways to make it mutually beneficial for the builder to prioritize my building over others in the community, otherwise applying pressure on the builder, clever ways to close even before completion (which maybe is the dumbest idea ever? 

Has anyone sold on Clever or Redfin? 

They aren't distressed property sellers so you aren't going to convince them to lend to you because of a cleverly worded yellow letter.
