So as a 'reward' for tenants being good, I paid to have professionals go steam clean the carpet twice a year.

These are individuals who are already conditioned to take on greater risk with the hope of a higher reward outcomes and will be attracted to the potential of syndicating real estate deals.Despite the greater risks associated with their current professions, I am sure most if not all are involved in businesses with  greater than a 2-3% success rate.

The way I see it is increased risk but no increased reward.

I am hoping to learn a lot from the members here as well as build lasting and rewarding relationships.

Starting over with a new property manager with a new listing can be a positive, as Airbnb and others reward new listings with additional exposure, especially if you are headed into the busy season.

If you’re focused on building capital quickly while you’re young, flipping properties could be your main strategy for now, with rental properties as part of a longer-term plan to balance risk and reward.

Do not confuse the role of a business a Section 8 investor with any type of charitable endeavor. 

It works great for wholesalers who sell the deals to a flipper, so a flipper can reap the rewards by going the extra mile and conducting their own marketing
