Jaden,1) Send me the money 2) I am in a similar situaiton having just completed a cash our refi on about 20 properties.I took a page from the Dave Ramsey book and paid off my wife's car, a line of credit we have had that I used for down payments 8 years ago, and the second mortgage on our home.

hi my name is alex before i start im going to let you know my situation as of today as im writing this i have no car a bank acount with a negative balance in it and i live on a fixed income so i started reseaching the real estate wholesaling game about 3 days now and get the whole concept get a house under contract for a deal like way below market value find a cash buyer to sell the contract to for a assignment fee close and collect a check.I looked up basic words and meaning like reo, mls, double closing, comps and so on like i said basic so at this point im ready to jump in head first so i decited to start putting propertys under contract now so i looked around in my local market place and found the perfect property for my first deal.property sell price-$45,000 as is valued price-$95,000my contract price-$55,000profit-$10,000 sounds great right but there are a few problems i need help with before i take this deal so if you made it this far this is the part i ask for help from the top dogs.#1-can i get a house under contract with no proof of funds.#2-can i get a proof of funds letter without a cash buyer in place.#3-can i get a foreclosure, banked owned, REO, under contract without proof of funds.#4-are mobile homes the same process as a regular property.#5-what documents do i need in order to lock down this property what i have so far=proof of purchase contract assignment contract do i need anything else.P.S.

Well, James, I suppose if they just repo'd the car because I hadn't paid for it, I would probably slink off and not rate them at all.If I paid my money as agreed, and they refused to fix "small" items until there were enough of them to bundle together and make it more convenient for them to schedule a time...you had better believe that they would get a "C" at the absolute best.And, importantly I think for some people on this thread, if I paid as agreed, they provided the car as agreed, and they generally had an unfriendly attitude and treated me like something they needed to scrape off their shoe...they also wouldn't be getting an "A".

This is a super old thread but I am looking to get a new car as I have a 2007 BMW 335i (amazing car for the enthusiast but I can't justify the maintenance because it doesn't align with how I look at money now.) and I am strongly considering a new Kia Optima or the likeNo one seems to have mentioned the fact that many manufacturers offer 0% APR for 60-75 months and offer pretty nice rebates as well.
