If it’s a lot you can use something called captive insurance company to shield profits.From my understanding you basically set up an insurance company you own, to insure against different stuff you then pay insurance premiums to your own insurance company and that’s a business write off for the other business, but you also own the company taking your money..Anyways you’d need a good lawyer to set this up and I believe with fees and maintaining it you need around 2M to make it worth your while

@Brian Corbett good questions, but also be aware that the profit center concept allows a couple of things to happen: with a large enough "captive" property base, the PM can drive discounts with the vendors, which benefits the Landlord.
