I thought you were building to sell.

I would appreciate any advice on anything I may be missing with putting this together or should neogotiate before finanlizing.Negotiated so far:Property: 9 Unit - 7 Apartments + 2 Commercial Garages (4 unit apt building + 3 unit apt building w/ commercial garage attached + standalone commercial garage on same lot)Background/Why owner is selling: A seasoned builder of 50 years, the owner purchased the property in the 1970s for around $8,000.00, later developing three apartments and two commercial structures.

You can build the tool yourself but it will take time. 

Using my slow days to fill work for employees and build equity.  

I see benefit to having accountability partners, and coaches, but have had a difficult time finding a successful group.

It never occurred to me that I’d have to make the drive to this building for 2 months.

Honestly is better spent as a down payment on a second building. 

Also, without even looking at the plans a 7 unit building will likely have flawed floor plans and/ or an inefficient layout unless its an irregular site.

Building located in neighborhood I had been interested in from the beginning of investing career.

My goal is to wholesale some properties single and multifamily to build some capital while fixing my personal credit and building my business credit.
