If you plan on doing a lot of renos, I wouldn't bother cleaning after he leaves because your renos are going to make a mess anyhow.

Top of my head:1) it doesn’t matter what prices you put in your lease, you can only charge them actual costs, I wouldn’t bother. 2) You’re removing all incentive for the tenant to clean up and take care of the property.

Some areas also have templates of leases that you can use and modify.for software with 1 rental-don't bother.

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

I would never bother with thinking you can tie up dirt and flip contracts like house wholesalers the end buyer pool is just way to small unless like i said you are selling for substantially under anything else for the same parcel.

Frankly, a landlord who can't be bothered to enforce their own lease gets the tenants they deserve.
