Credit score- the higher the best. 760-780+ generally gets best pricing for investment property loans with most lenders.

The property, though is not beach front, nor does it has ocean view, is just a short drive from some of the best beaches in the west, which are great for surfing, snorkeling, SCUBA diving.

After reading Rich dad poor dad when I was 16 and began reading more of his books it was clear that a duplex was the way to jump start my career as an investor and more superior than a single family when it came to cashflow.

Not the best solution because if you terminate your PMC, you may forget or delay getting your own insurance again.Interview several PMCs and ask a lot of questions about HOW they execute the services they provide.

It's very easy to stay organized this way.

Again, unfortunately, the only way to "resolve" this for yourself is to continually get educated.  

Contrary to popular belief on these forums, a GOOD PM will save you money and headaches, not the other way around. 

There are definitely ways to make money in real estate without needing initial capital but I would say those are fewer and less likely in the current market.
