Risks are high and rewards are ok at best in FL at this time.

I did talk to a couple trying to buy a $1.4+ million duplex/2 level flat here and house hack it (they were outbid). 

Some lenders have a flat PPP but most are structured as stepdowns.

You can also pay flat fees if you think an agent would add value.

Say what you want about that but I'd be looking out for myself and if the person doing the reference checks isn't smart enough to go back further... that's on them. in markets for rental areas that have high proportion of tenants  like the mid west were something like 50 to 60% of all folks rent.. your telling the truth flat guarantee most landlords with a bummer tenant is going to say anything they can to get them to move on.in nicer areas of A class 700 fico tenants this is not really as big of an issue

Also, for ground-mount systems, most developers require 200-300+ contiguous acres, a relatively flat parcel, no wetlands or endangered species, and three phase power line access adjacent to the property. 

You are trying to make an estimate so you're not caught flat-footed.Calculate your plan and increase it by 25%.

One small oil spill-yes if they didn't notice it was leaking and then got it fixed; but multiple spills means they didn't fix the car.Options to try are baking soda and vinegar or dish soap like dawn that breaks down the oil. 

We called up three different agents asking to see it and none of them would show us the property because the gentleman that was selling it had used one of those flat fee to get it on MLS but was not using an agent.
