From an asset perspective we have around sixty assets which by this time next year we will probably be around 80-100 loans as we are always selling loans in our portfolio to pick up more.

Usually, the confidence comes from more reps (seeing more homes and being more of an asset hunter not a spreadsheet warrior) and going to local meetups so you can meet all the other people nearby who are doing what you can't get yourself to do.Ok Elizabeth, Ready for it? 

Like I said, most of these authors/investors talk about going bigger sooner.

Even if it is slightly less cash flow, you now have a second appreciating asset.

I don’t want my lack of experience with motels to stand in the way of making this opportunity a success.I’m primarily looking to connect with investors or operators who have experience with motels to learn more about this asset type.

They might not be great for cash flow but might be great for long term capital appreciation especially when you use leverage.I’d rather own a $1M asset that breaks even but appreciates consistently by 3% than own a $100k asset that cash flows $3k per year.There’s power in investing in or near your backyard.  

It protects your assets, but it can make financing harder.

PM: Ask them how many properties they manage in your asset class.

but selling a trophy asset in a great area and then dumping the proceeds into money pits just because of paper math... would not be my step 1.hope this helps
