I think it's going to be location specific for sure; where I am very few people hang out in the house all day long as they are usually busy hitting the parks and attractions. 

Moreover, the government has made it very clear that it wants to attract foreign investment and a measure like that would be totally counter-productive and downright dangerous and negative for the country and it's the economy.

I realize this comes with the STR business but if I'm going to continue to use VRBO I need to find away to attract the "good" guests and minimize the bad ones.

I have actually been thinkin about cutting losses honestly, I am not sure this is the best investment I could have made as my first but worried about how much of a loss I would have to take.It is meant for S8 for sure, I would have a stringent application process, and give the neighborhood a C from my research.I invested there because it was the first deal that basically fell on my lap where the mentor works with agents that Seller Finance deals, it was only $3k down and had thought the proximity to St.Louis would be attractive to tenants also.I effed up on waiting to post for rent until after all repairs and the COO for sure.  

The purpose of marketing is to attract an in-person showing.

Now, either I'm not posting in the right places of i.e Cragslist / BP etc or my ads aren't as well constructed as I think they would be to attract motivated sellers.

The allure of fat cash flow (at least on paper) and the low barrier of entry (down payment) never stop attracting new investors. 

(They have other properties throughout the area listed as "approximate location" and not just this one, but most are listed as "location" with development name, street name or near an attraction.) 

COVID created a chaotic spike in both the sale & rental markets, attracting even more new real estate investors.

Booking is a pain in the ***, especially compared to Air/VRBO.That being said, I love Booking because it attracts completely different clientele bases, we generate a much higher ADR (which helps offset some of the policy issues) and the positives outweigh the negatives for me.
